Cherry Lane Realty, Inc is a full time property management company servicing all of York County, PA. Our staff consists of 4 full time licensed Realtors, 1 full time clerical person who is bilingual (English/Spanish), 3 full time maintenance personnel and 3 maintenance subcontractors. Our services are tailored to suit your needs, allowing you as much or as little involvement in the day-to-day operations as you choose. We are fully insured and experienced in all aspects of investment property management. We stress open lines of communication so that we all may do a better job. Also, we all own investment properties and know the frustrations and benefits with having tenants.

Our management services include:

* Finding, processing, and signing leases with new tenants. We do credit checks, criminal background checks, verify past rental history and employment in our screening process.

* Monthly collection of rents, pursuing delinquent accounts, enforcing rules, and delivery of notices, including lease violations and rent increases.

* Payment of bills related to the property (i.e. utilities, taxes, insurance, etc..)

* Rates generally range from 6 to10% of the rents collected. The initial fee to place a tenant is half the 1^st months rent or $400., whichever is greater. We only charge the placement fee once a year and only if we need to find you a new tenant.

* Checks are issued each month, usually by the 12^th of the month (weather and holiday permitting). Statements are mailed quarterly. We have a web based system which allows you to go online anytime and see up to the minute activity on your property account. We also provide direct deposit of your check each month, if you prefer, or the monthly check can be mailed.

* 24 hour emergency services. This service is also provided to owners who wish to manage the property themselves, but want to have someone available to handle repairs and emergencies.

* We provide free advertising on our Vacancy List which is updated 2-3 times a week and on our website. We have an ad in the York Newspaper twice a day. If you would like your property advertised in the paper, there is an additional fee. We can also now put rentals on the Multi-List Service(MLS) used by all Realtors.
