ALL APPLICANTS

**YOU MUST READ AND SIGN THIS SHEET, PLEASE MAKE SURE YOU UNDERSTAND EVERYTHING COMPLETELY BEFORE SUBMITTING THE APPLICATION**

 

You must fill out the application fully and truthfully and show a photo ID prior to setting up an appointment to see a property.  An application must be done for each person over the age of 18 in the household.

Once you view the property you must pay the application fee to hold the property and to process the application fully.  The application process consists of: credit check, landlord reference, income verification (a copy of most recent paystub), criminal background check, and prior eviction check.  This process takes 24-48 hours.  If you do not hear from us you must call us to check status.  If we do not hear from you the property will be put back up for rent.   

Or if your application is approved you have 48 hours to come in to sign the lease and pay the balance of the security deposit (if a double security deposit is required only 1 needs to be paid at that time).  This will hold the property for 2 weeks or the lease beginning date.  The rent begins the day the lease begins.  Rent(and additional deposit, if needed), proof of renters insurance, and proof of utilities transfer are required to receive the keys to move-in to the property.

 If you are not accepted you will receive a refund of $40 of the application fee as long as the truth was told on the application.  If you do not tell the truth on the application the full application fee is forfeited (kept by our office). 

 Application Fee to be paid by cash or money order:  $75.00 for 1st person

                                                                         $25.00 for each additional person over 18

$40.00 of this fee is applied to the security deposit.

       

If you change your mind, at anytime, whatever money paid to our office is forfeited. 

 Security deposit and all monthly rents are to be paid by check or money order.  We will not accept cash for payments other than the initial application fee.

Applicant(s) hereby agrees and acknowledges that Landlord may obtain and review the credit report, eviction search, and criminal background check of the Applicant(s), for the purpose of screening the Applicant(s).  Applicant agrees to allow past landlords to release information regarding rental history to Cherry Lane Realty.  Applicant acknowledges that Applicant(s) has provided a true and accurate Social Security Number to Landlord for this purpose and that such Social Security Number is their Social Security Number.  Applicant will pay $75.00 at the time of this application.  Landlord will return $40.00 to the applicant if the Landlord does not approve this application, unless applicant has falsified any information.  If the application is approved, $40.00 will be applied to the Security Deposit.  If applicant cancels the application for any reason after having been approved, the $75.00 deposit will not be refunded.  

IF APPROVED THE BALANCE OF THE DEPOSIT EQUAL TO AT LEASE ONE MONTH’S RENT WILL BE PAID TO OWNER/AGENT WITH IN 2 BUSINESS DAYS.  FAILURE TO DO SO WILL RESULT IN THE LOSS OF THE UNIT AND ANY DEPOSIT MONEY.
